Add the PlanUp Sketch and EPC Report PDF, then answer a few quick questions: extensions, party walls, build years, and room-in-roof heights where they apply.
2. Get your survey form
In minutes you get a completed DEAP Survey Form (.xlsx). Every value traces back to your source files through cell comments, and every gap is flagged.
3. Hand over to DEAP4
Log in to DEAP4 yourself, click Hand over, and watch PolarBER enter floors, walls, roofs, rooms, windows and doors. Then you review and publish.
Built around how assessors actually work
- Evidence first. Nothing is filled from ‘typical’ values. If your files don’t support a field, it stays blank and goes on your checklist.
- Nett wall areas with the working shown. Every figure is a live spreadsheet formula with the arithmetic beside it, including kneewall and gable splits for rooms in the roof.
- Exposed Perimeter Calculations. Exposed perimenter calculated at every story level taking account of party walls.
- Compass-checked orientation. The north arrow is read on every floor’s sketch and cross-checked against PlanUp’s own orientation.
- Your template, preserved. Values you’ve already entered are never silently overwritten. Any conflict is flagged with a dated comment.
- You stay in control. Publishing is blocked in the platform, and a Stop button hands the browser back to you at any time.

PolarBER comes from Energy365 BER, run by an SEAI-registered BER assessor who got tired of re-keying the same measurements from PlanUp into the survey form and then again into DEAP4. It is refined on real assessments, one lesson at a time.

Common questions
What does PolarBER actually do?
You upload two files from PlanUp: the sketch and the EPC report. PolarBER returns a completed DEAP Survey Form (v5.02), with a comment on each populated cell showing where the figure came from. With your go-ahead, it then enters that data into your DEAP4 survey while you watch. You review everything and publish the BER yourself.
Is PolarBER approved by SEAI?
No. PolarBER is independent software and is not endorsed by SEAI. It does not replace DEAP or change the DEAP methodology. It prepares your survey form and enters data into your own DEAP4 session. As with any BER, you verify every data point and you are the one who publishes.
Will PolarBER ever publish a BER for me?
Never. Publishing is blocked inside the platform itself. We don’t rely on the AI remembering not to do it. PolarBER stops at the point where all that’s left is your review and your decision to publish.
Do you see or store my DEAP4 password?
No. When it’s time to enter data, the DEAP4 portal opens in a secure browser window inside PolarBER, and you log in yourself. Your password goes straight to SEAI’s login page. We don’t record it, log it or store it, and screen recording stays off until you click Hand over.
What happens if the survey form is missing information?
PolarBER only fills a field when your files support it. Nothing is guessed from ‘typical’ values. Anything it can’t evidence is left blank and listed in your Unresolved Items, with the question you need to answer. System defaults, such as Thermal Bridging ‘Default’, are only used where DEAP itself offers them.
